Renting Process

You can register with us by phone, online or in our office, whichever you prefer. We will contact you with details of any properties we have matching your criteria. We will need information such as how many bedrooms you require, how much you would like to spend per week, what area you would like to live in and when you need to move by and if you require furnished or unfurnished.


Searching For Your New Home

Once registered, we will email you any new properties that match your criteria as soon as they come onto the market. You can also search for properties using our website, which is regularly updated.

Viewings

Viewings can be arranged and conducted from 9am to 6/6.30pm Monday to Friday and 10am to 4pm on Saturdays. For Saturday viewings we advise you to book the appointment well in advance.

Selecting A Property

Firstly, please be aware that the rental market moves very quickly and requires you to move fast as properties are being let constantly; therefore you need to make a decision as soon as possible.

Once you have found a suitable property you will need to put your offer forward including and special requirements. We will present your offer to the landlord, both verbally and in writing. Once your offer has been accepted by the landlord, you will be required to pay a reservation fee of two weeks rent, complete a credit check form and provide us with your photo ID and a recent utility bill. The referencing procedure will commence. It may be necessary for you to provide a guarantor, in which case they also have to be referenced.

Monies

Prior to your move-in and the commencement of your tenancy you will be required to pay one months rent in advance and five weeks rent as a security deposit. The security deposit will be refunded at the end of the tenancy, less any dilapidations.

Tenant Responsibilities

Your rights and responsibilities as a tenant are clearly set out in the tenancy agreement. Please read the agreement carefully and raise any queries with the agent before signing.

Preparing For Moving In

Once you have been approved by our credit reference agency we will draw up a tenancy agreement for both parties to sign. You will be required to come into our office and sign one agreement, you will have to set up a standing order, and transfer your move in money to us, so it clears before your move in date (allow 4 days).

Completion

You may now arrange to collect keys from us and move into your new home.

General Information

If we are the managing agents for your chosen property, any queries or problems you may encounter during your tenancy should be directed to this company, not the landlord.

If your landlord has instructed us on a let only basis, you should deal directly with the landlord. You will be given the landlord's address, telephone number and email address on signing the tenancy agreement.

It is your responsibility to arrange for the transfer of utilities and council tax into your own name. Utility companies usually require at least three working days notice to connect. BlakeStanley cannot be held liable for any service not connected on the move in date.

You are solely responsible for the payment of the council tax and for any gas, electricity, water rates, telephone and TV licence bills throughout the duration of your Tenancy (unless otherwise stated in the tenancy agreement).

Both the landlord and the tenant are fully responsible for the insurance of their own effects. Please ensure that all of your own personal property, contents and effects are suitably insured. BlakeStanley cannot be held responsible for such items.
